About the role
As Assistant Director of Property Operations, you will provide strategic and operational leadership across our repairs, voids, disrepair and home safety services. You will ensure services are delivered safely, effectively and in line with regulatory requirements, while also improving the customer experience and delivering value for money.
You will be responsible for strengthening performance, managing significant revenue and capital budgets, overseeing key contractor relationships and ensuring robust governance, risk management and assurance across the service area.
You will also play a critical role in embedding a culture of ownership, accountability and continuous improvement, ensuring colleagues are equipped and motivated to deliver consistently high standards for our tenants.
What you will be doing
- Leading responsive repairs, void turnaround, disrepair resolution, damp and mould services, and landlord compliance
- Ensuring statutory compliance across key areas including fire, gas, asbestos, Legionella, electrical and lift safety
- Using data, insight and performance reporting to improve service delivery, customer outcomes and operational control
- Managing significant budgets and resources, ensuring strong financial control and value for money
- Building effective relationships with contractors and partners, holding them to account for quality, performance and customer experience
- Working collaboratively across housing, customer services, safeguarding and asset strategy to deliver joined-up services
- Leading, developing and motivating teams through change, challenge and scrutiny.
About you
We are looking for a credible, resilient and tenant-focused leader with significant experience in property operations within the social housing or property sector. You will bring strong technical knowledge, commercial awareness and the ability to lead services that are both compliant and responsive to tenant needs.
You will have experience of managing repairs, voids, contractor relationships and complex operational services, alongside a strong understanding of landlord compliance, health and safety, disrepair, damp and mould, and the expectations of the Housing Ombudsman and Regulator of Social Housing.
You will be confident operating at senior level, able to translate strategy into action, make evidence-based decisions and support teams to deliver high-quality outcomes in a fast-paced environment.
We are looking for someone who can bring:
- Senior leadership experience in social housing, property maintenance or a related environment
- Strong knowledge of responsive repairs, voids, landlord compliance and relevant housing legislation
- Experience of managing budgets, performance, risk and contractor delivery
- A track record of improving services through data, insight, customer feedback and continuous improvement
- The ability to lead teams through change while building accountability, capability and engagement
- A values-led approach, with a strong commitment to equity, diversity, inclusion and excellent tenant outcomes
- A relevant technical qualification, such as Higher National Certificate in construction or building services, with Chartered Institute of Housing Level 5 or equivalent professional standing desirable.

35-hour week pilot
Since June 2024 we have been piloting a change to our normal full-time, 37-hour 5-day week. We have been piloting a shorter 35-hour week (for the same pay as before) where staff work a full day Monday to Thursday, and finish the working week at 1pm every Friday. It’s just a pilot at this stage while we evaluate its impact on our staff, our tenants, and the service we provide, but if successful we will consider a permanent move to this way of working in 2026.
In addition to this, hybrid working is expected with 2 to 3 days a week in our modern, bright and welcoming office with dedicated parking.
