Restrictions
- For safety reasons barbecues or open flames are not allowed on balconies
- The use of balconies for storage of bulky items, hazardous materials, or waste is prohibited
- Laundry may be hung out to dry, but should not be hung over the side of the balcony
- No permanent fixtures or furniture should be installed on the balcony without prior approval
- You have the right to smoke on your balcony, but you must ensure that cigarette ends are disposed of correctly and not thrown from the balcony.
Maintenance and safety
You are responsible for maintaining your balcony in good condition. This includes regular cleaning, removal of debris, and ensuring that drainage systems remain unblocked. Any structural concerns should be reported promptly to us.
Balustrades and railings must not be altered or tampered with. As stated above, hanging items such as laundry or decorations on railings is prohibited as this may compromise safety.
Privacy and noise
You should be mindful of noise produced on your balcony, particularly during late hours. Loud conversations, music, or other disruptive activities are discouraged.
To maintain privacy, you are discouraged from placing objects on your balcony that might overlook other people’s spaces.
Balconies can be decorated to suit your individual tastes, but some items, such as flashing lights, are prohibited.
Small-scale gardening is allowed, provided it does not cause damage or create an excessive weight load. You are encouraged to use lightweight pots and vertical gardening solutions to manage space effectively.
You must get approval from us in advance for any major changes or installations on balconies, such as screens, blinds, or external lighting.
Enforcement
We will conduct periodic inspections to ensure regulations are being followed - you will be notified in advance of any inspections.
Failure to comply with balcony regulations would be a breach of your tenancy and may result in action being undertaken.
