Summary:

With tenant volunteers present, discussion focused on practical move-in realities - homes delivered with carpets, underlay, and appliances were welcomed for reducing up-front costs, improving comfort, and helping homes feel more settled from Day One. A key issue raised was the lack of photographs and communications support during visits; an action was agreed to request shareable photos from the communications team to support wider sharing and engagement.

Summary:
The panel received updates on Section 106 and Red Kite development sites. Key items included Beechcroft (first handovers expected May–September), Warfield (on hold pending planning permission; estimate 4–5 months), and Harvest Hill (contracts in final review, aiming to sign shortly). The development programme target was confirmed as 500 homes over five years (around 100 per year), with most delivery expected via Section 106 due to limited land availability. Site updates highlighted ongoing delays and cost increases at Gayhurst Road due to Thames Water connections (remaining connections expected by end of June 2025), progress at Havenfield Road with a new contractor (completion expected May/June 2025), and successful handover at Little Kimble with community work ongoing.
Members emphasised the importance of tenants being able to influence their homes and neighbourhoods—particularly through input on bathroom/kitchen materials and colours (Mentmore Road) and by ensuring access to usable green/community space and activities for families (Little Kimble). Actions agreed: The Project Co-ordinator to arrange a panel session to review bathroom/kitchen materials and colours for the Mentmore Road project.
