In such circumstances, a claim may be brought against you by us, your neighbour, and/or an insurance company for the cost of making good the damage; including payment of any excess on the insurance policy if a claim has to be made. This might include the cost of:
- replacing curtains, carpets and furniture
- repairing ceilings and walls
- redecorating
- repairs to electrics if damaged by water
- temporary alternative accommodation whilst repairs are carried out.
We may also take action against you under your tenancy agreement if damage is caused to your home or anyone else’s, including if there is a leak that you have not reported promptly or given us access to repair.
This applies whether you are a leaseholder, shared owner or tenant.
Causes of water leaks
There are a number of potential causes of an escape of water including a burst pipe, a poorly installed washing machine, or an overflowing bath and poorly maintained sealant around your bath or shower.
You must therefore make sure that:
- no water is running from your overflows
- your washing machine/dishwasher is properly plumbed in
- you take all necessary precautions to prevent any leaks or pipes bursting
- you turn off your water if you are going to be away from your home for more than 24 hours
- your pipes and tanks are properly lagged
- the stopcock and valves are working properly
- your bath and/or shower are properly sealed
- you don’t leave running water unattended, e.g. a bath
- if you have fish tanks, these are of a good standard, and you check them regularly for leaks
- you take all other possible precautions to prevent a leak which could cause damage to your own home or that of your neighbours.
